Senior QS (Pr QS) – Property Development Industry Full Time

RPO Recruitment’s client, a well-established property development company, is looking to appoint a skilled Senior Quantity Surveyor to join their growing team in Cape Town.

This is an excellent opportunity for an experienced professional with a strong background in the property development sector to take ownership of the commercial and financial management of multiple development projects from planning through to completion.

Key Responsibilities:

• Prepare accurate feasibility studies, cost plans, estimates and project budgets.
• Monitor project costs and financial performance throughout the development lifecycle.
• Produce and manage Bills of Quantities, tender documentation and contract documentation.
• Evaluate tenders, negotiate pricing and appoint subcontractors and suppliers.
• Administer contracts, variations, payment certificates and final accounts.
• Identify cost-saving opportunities while maintaining quality and project objectives.
• Assess commercial risks and provide recommendations to minimise financial exposure.
• Manage contractual claims and assist with dispute resolution where required.
• Liaise with project managers, architects, consultants, contractors and other stakeholders to ensure projects are delivered within budget and programme.
• Ensure compliance with relevant contractual, statutory and industry requirements.

Requirements:

• Bachelor’s Degree in Quantity Surveying or a related construction qualification.
• Minimum 7 years’ Quantity Surveying experience, preferably within the property development industry.
• Professional registration with a recognised industry body (e.g. SACQSP, RICS or equivalent).
• Experience working for a property developer or developer-contractor.
• Proven experience managing the commercial aspects of residential, commercial and/or mixed-use developments.
• Solid understanding of construction contracts, procurement methods and cost management principles.
• Strong knowledge of construction materials, methods and industry regulations.
• Excellent analytical, negotiation and financial management skills.
• Proficient in industry-related software and Microsoft Office.
• Ability to manage multiple projects simultaneously while meeting deadlines.
• Valid driver’s licence and own reliable transport.
• Excellent written and verbal communication skills in English.
